REITs and Real Estate Funds
IRA and smaller investors can participate in a diversified portfolio of commercial real estate through Real Estate Investment Trusts (REITs) and real estate funds. REITs and funds provide access to the same kind of properties that are available to TIC investors. With minimums of $10,000 to $100,000, REITS and real estate funds provide portfolio diversification, current income and appreciation potential. Since both REITs and funds are considered securities (as opposed to direct ownership of real estate) they are not eligible for tax deferral through a 1031 exchange.
LLC Investment
In many cases, TIC transactions allocate a small ownership percentage to Limited Liability Company (LLC) investors. LLCs allow IRA investors and smaller investors (generally $25,000 and up) the ability to participate in a specific commercial property. Since LLCs are considered securities, they are not eligible for tax deferral through a 1031 exchange.
